                        <description><![CDATA[Responsible for the planning, implementation, coordination and supervision of all mechanical operations, maintenance, communications and energy management systems for assigned properties as well as the supervision of engineering staff for assigned properties and for overseeing a portfolio consisting of two or more buildings- including a Misson Critical Facility. 
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
Provide leadership and supervision of engineering and maintenance staff, including hiring, training and personnel development. 
Conduct and assist with inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental and ADA compliance. 
Supervise and review technical operations, surveys, energy audits and analysis, HVAC and electrical and plumbing systems, environmental compliance, ADA compliance and acquisitions and third-party surveys. 
Support property management in the development and updating of preventive maintenance and engineering procedures, hazardous materials communication plan and indoor air quality programs. 
Assist in budgets, operating cost estimates and comparisons, life safety programs and procedures, domestic water quality control and enforcement of EPA and OSHA compliance. 
Coordinate and track career development for engineers and perform or assist in mid-year/annual performance evaluations of all engineering staff. 
Oversee all building systems, including fire/life safety programs, plumbing, HVAC and electrical issues; must remain current with latest HVAC technology trends; also responsible for HVAC systems and start up monitoring, evaluation and recommendation of building automation, energy management and automatic temperature control systems. 
Coordinate maintenance efforts with outside contractors, tenant finish personnel and engineers. Develop specifications and assist in solicitation and administration of maintenance/repair service contracts. 
Assist in formulating marketing presentations/proposals, start-up processes for building acquisitions and reverse acquisitions and the coordination of building equipment and services in support of tenant construction products.
Ensure compliance with applicable codes, requisitions, government agencies and company directives related to building operations. 
Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES 
Provides formal supervision to individual employees within a work unit and/or group. Responsible for identifying training needs, tracking performance, coaching, and motivating direct reports.

EDUCATION and EXPERIENCE

Universal for CFC&apos;s, valid driver&apos;s license, appropriate license/permit for trade as may also be required, i.e. Journeyman or Master Electrician or City Licenses.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
FINANCIAL KNOWLEDGE 
Requires knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates.
REASONING ABILITY
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills.
OTHER SKILLS and/or ABILITIES
Technical, vocational or on-the-job training in at least 3 of the following areas; HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair is preferred. Must be able to use a PC for reviewing e-mail and accessing the Internet to order materials.

Project 
Parsons is conducting design, real estate, and construction-related services to upgrade and maintain facilities, nationwide, for the United States Postal Service (USPS).Part of our scope of work entails executing and managing energy audits that produce Energy Audit Reports (EARs) and Energy Conservation Opportunities (ECOs). As part of Parsons program team, you will be helping this valued client meet its goal of reducing energy consumption by 20-30%. 
Need 
The successful candidate is responsible for EAR and ECO scope development, management and performance to meet the clientâs goals and objectives. This will involve planning and, devising execution methods, and developing an in-depth knowledge of USPS objectives and contract terms, as well as Parsonsâ corporate [URL Withheld] needed to justify an ECO, you may have to perform a Life Cycle Cost Analyses (LCCA). Responsibilities: 
In this position you will be directly responsible for maintaining and growing a book of business in an assigned local territory. This function will involve sales to new customers, additional sales to existing customers and retaining existing customers through training and providing customer service to add value to customer&apos;s services. You will play key public speaking role via participation in presentations to key prospects/client and actively participating in commercial real estate events/conferences.Essential Functions: Analysis to determine vertical revenue opportunities. 
Training to increase product usage by client base to develop and optimize retention. 
Trains key clients/prospects, delivers sales presentations, maintains relationships, negotiates and manages profitable book of business. 
Prepares and approves monthly Forecast Report showing sales volume (transaction value), potential sales, and areas of proposed expansion. 
Tracks all activities in internal CRM application as instructed.
Other Functions: Consistent activity level of at least 3-5 F2F meetings/day that can be either demos or trainings. 
Net Sales-demonstrates the ability to sell results through market penetration and up sells. 
Training-Utilizes time effectively meeting with all users in each client&apos;s office to show them the benefits of and techniques to obtain the most from CoStar&apos;s products. 
Project management-effectively organizes, prioritizes and manages multiple projects. 
Communication-utilizes effective verbal and written communication. 
Client service-anticipates the needs customers and offers solutions by demonstrating extra effort and maintaining a healthy attitude toward meeting customer needs.

Qualifications:

Demonstrated ability to develop and manage sales effort as relates to building and managing a pipeline of potential revenue. Develops and implements initiatives required to achieve specified results in high growth environment. Demonstrated track record of proving service to and/or training client base.
