Experience:

JOB PURPOSE: The Loss Mitigation Field Specialist is responsible for reducing the credit losses for Bank owned loans and loans serviced for other Investors/Insurers.
DUTIES   RESPONSIBILITIES: 
Analyze Loss Mitigation Referrals to determine/recommend if mortgagor 
qualifies for assistance. Loss Mitigation alternatives are options used to
reduce the financial loss of the mortgage holder and/or mortgage insurer and
to provide assistance to the home owner/borrower who are in default or who
are in imminent danger of going into default. Loss Mitigation options include
repayment plans, forbearance plans, loan modifications,
pre-foreclosure short sales, deed-in-lieu of foreclosure and FHA/HUD
partial claims. 
-Analyze financial documentation to determine the most effective Loss
Mitigation Alternative.
-Approve Delegated Loss Mitigation Referrals which meet Investor/Insurer Guidelines. 
-Prepare profit and loss for REO comparison to determine economic loss.
-Submit with a recommendation Non-Delegated Loss Mitigation Referrals to Investor/Insurer for Approval.
- Identify and refer Fraudulent and/or Suspicious accounts to the
Quality Assurance Department.

JOB REQUIREMENTS:
Skills/Abilities: The Loss Mitigation Field Specialist will possess excellent analytical, organizational and communication skills with the ability to perform work independently. The Associate will be confronted with difficult, unreasonable and verbally abusive mortgagors and must have the skills to handle the situation effectively.
More specifically, the Loss Mitigation Field Specialist must have the skills and/or ability to:

RESPONSIBILITIES
- Process all requests within 10 days of receipt according to specific Policies and Procedures. This includes logging the request on the monthly reports using Microsoft Excel; and preparing the documentation using Microsoft Word software.
- Maintain and update the Fidelity Servicing software, ensuring system accuracy, within 2 days of receipt of all signed documents. This includes updating the ARM workstation and Payment Schedule systems to reflect any change in interest rate and/or payment information.
- Answer incoming telephone calls from the Customer Service Overflow Queue.
- Communicate effectively when responding to all verbal and written borrower inquiries. All written correspondence must be answered in writing within 5 days of receipt of a letter. All responses must be reviewed by the Special Loans Manager.
- Research all loan inquiries and perform loan maintenance on the system.
- Meet directly with customers to discuss their loans.
- Train and assist Customer Service Representatives.
- Complete all tasks as assigned within 5 days of receipt.
- Document online all system maintenance and customer inquiries.
- Review and prepare mortgage payments and fees for posting.
- Review the suspense account daily.
- Participate in special projects as requested from the Special Loans Manager.
- Report status of workload on a weekly basis to the Special Loans Manager.
- Prepare monthly reports for all responsibilities with in 3 days of month end and distribute to the Special Loan Manager for review.
â¢ Cross train and assist as back up support for all ARM Specialist and Special Loans Processor duties.

DUTIES   RESPONSIBILITIES: 
Effectively manage the Closing Process. 
-Manage escrow and title agents to ensure compliance with Chevy Chase expectations and policy.
-Review contracts and documents for completeness and accuracy.
-Work to secure missing deeds and assignments in addition to locating required origination documents to facilitate closing.
-Review title commitment for exceptions or potential issues and take appropriate measures to get the title clear/insurable in advance of scheduled closing to ensure property is conveyed with marketable title. 
-Review HUD-1 for fees and compliance with Purchase Agreement.
-Receive, review and process Deeds and other required closing documents. 
-Regularly follow up on scheduled closings and update Fidelity, if a delay is necessary, properly document account, process documents and work to get closing back on track.
-Review reports and communicate with Asset Manager as necessary on loans requiring action.
-Perform clerical functions to include faxing, photocopying, filing, scanning and mailing.
-Work with HOA and Condo Associations to ensure the bank/investor is paying only what they are responsible for.
-Effectively manage receipt of proceeds and process in timely manner. 
-Communicate with realtor and title agent to confirm settlement took place.
-Ensure proceeds are received from title/attorney within 72 hours of closing. 
-Prepare closing memos and package for management review and approval.
-Make necessary file copies and route memos to appropriate parties.
-Deposit proceeds for Chevy Chase Bank owned assets.
-Document Fidelity as steps are completed.
-Effectively manage accounting function. 
-Receive MI claim checks, refunds, and other miscellaneous funds and 
process accordingly.
-Document Fidelity and prepare deposits for management review and approval. 
-Ensure all departments receive necessary documentation.
-Ensure copies are included in each file and Daily Cash.
-Assist with invoice processing and documentation . 
-In overflow capacity assist in managing vendor payments by ensuring payments

JOB REQUIREMENTS:
Skills/Abilities: Strong oral and written communication skills and good telephone technique. 
Strong problem solving and analytical skills, detail oriented, able to meet goals and deadlines 
in a fast-paced highly stressful environment, organizational skills, 1-2 years title/closing and/or
related experience, prefer 3 years mortgage banking experience, title insurance, title resolution. Knowledge of Microsoft Word, Excel, Access, Adobe, real estate closing process and required

the best interest of the bank. Strong conceptual thinking skills to bring creativity and recommend efficiencies in the process.
